Gumtree Homestead is a charming two bedroom, two bathroom cottage. With it's original old stone facade and timber decking, this house retains it's original character on the exterior, whilst the interior has had a facelift and been modernised. Retaining that old world cottage feel with lots of timber inside, the stylish and elegant bedrooms, modernised bathrooms, and updated kitchen bring it into the 21st century. Featuring a wrap around verandah, covered balconies, low maintenance gardens this cottage will delight the most discerning Sim.
First floor contains two large living areas, one for just relaxing and chatting in front of the stone fireplace, or relaxing with a book. There is a desk complete with computer for keeping up with friends, or paying the bills online. There are also bookshelves, an old record player and a games table. The second living room has a cinema screen television, piano , a bar and a modern music system. There is a cosy formal dining room, through the french dors and you enter the generous kitchen with modern appliances. There is a spacious bathroom and a laundry come sewing room on this floor too. There are three exits to the verandah on this floor. One from the laundry, one from the kitchen and one from the second living room.
SECOND FLOOR
ON the second floor are the two double bedrooms. Both lavishly furnished and decorated. There is also a large bathroom. From here you can gaze onto the ground floor from the mezzanine. on the mezzanine floor is an area with comfy seating, a chess table and a pool table. There is also access to the second floor balcony.
Ooutside there is a horseshoe game and beehives. Gumtrees on the property provide shade and are how this cottage got it's name.
ATTIC
There is an attic. At the moment it contains some stuff left behind by the previous owners, but you can use it or get rid of it. There is plenty of room here to expand the living quarters or make a gym or more bedrooms for kids etc.
Gumtree Homestead is the perfect place for the bushie in all of us. No need to go walkabout , just sit and relax and enjoy the peace and quiet.

My game is fully patched. I have all expansion packs and stuff packs installed up to Into the Future, but NOT including Katy perry and Diesel expansions. This will run in the base game but the custom content will be replaced by default furnishings and pattens, however, this will not affect the playing of the house, it just won't look as pretty. The TSR Rigfix patch has been run on my game and supporting CC folders, and it has been tested in the game. It will sit on any flat 30 X 30 block.
